St. Johns County 2015 Future Land-Use Map

The Future Land-Use and Northwest Sector maps are probably the two most important maps used by the St. Johns County Planning Department. The Future Land-Use map is composed of land-use designations grouped in a way that allows for sustainable development patterns. This aggregation of land uses effectively manages growth and development in the county by identifying and designing areas of current development and anticipated future development. The Future Land-Use map ultimately ensures that appropriate growth and redevelopment opportunities are available while maintaining a desirable environment and quality of life for existing and future residents and businesses in St. Johns County.

St. Johns County Northwest Sector Map

The Northwest Sector map, although similar to the Future Land-Use map, differs in that it is a regional map. It is a response to the overwhelming regional growth trends that created a sprawl development pattern of single-use and disconnected residential subdivision developments within the northwest sector of St. Johns County. The map illustrates future and existing land uses, future and existing roads, and environmental features within the northwest quadrant. The Northwest Sector map allows St. Johns County to reevaluate development decisions and understand the impact of growth trends on community patterns, the environment, economy, and transportation networks. Planning is focused on complete communities and neighborhoods within a framework of connected development edges, recreational trails, and a transportation circulation system that provides a high quality of life, protection of the natural environment, and a sound economy.
