Douglas County Neighborhoods and Sales

The Douglas County Neighborhoods and Sales map series was created in support of the Douglas County Assessor’s Office 2007 property reappraisal. In compliance with a Colorado statute, a complete property reappraisal is required every two years based on market sales. The seven-map series displays more than 21,300 verified residential property sales (out of more than 23,000 total sales) that occurred within the study period of July 1, 2004, to June 30, 2006.

The neighborhoods represented on the map are groups of properties with generally similar characteristics used in determining appropriate comparisons for a mass appraisal. While the determination of value was performed within a Computer Assisted Mass Appraisal system, the GIS and maps proved invaluable tools in helping customers understand differences between a standard appraisal and a mass appraisal.
