Its work to make mortgages available to underrepresented borrowers relies on many partners.\r\n\r\nOne of the organization\u2019s primary duties is creating investment products for global financial markets. Ginnie Mae works with specific lenders and banks called issuers. They select federally insured home loans and group them together to create a product called a mortgage-backed security.\r\n\r\nInvestors that buy these securities collect the principal and interest payments for the mortgages bundled in them. The homes become collateral for the securities.\r\n\r\nAs Ginnie Mae sells the bundled home loans to investors, the issuers can release additional capital for new loans, further expanding their social impact.\r\n\r\nThese mortgage-backed securities are attractive to investors because they are guaranteed by the federal government. The guarantee lowers risks for investors, as does having the homes as collateral. Their work translates into new strategies for increasing loans to borrowers who have lower incomes and credit scores. These applicants typically face challenges in qualifying for home loans.\r\n\r\nWhere does the work begin? How best to transition low- to middle-income households from rented units to purchased homes under the tightest market conditions in decades? GIS helped analysts at Ginnie Mae answer these complex questions, according to Marcus.\r\n<h3><strong>Data Science Uncovers New Opportunities<\/strong><\/h3>\r\nGIS-based data analysis is visual. Detailed information about local populations and communities can be featured on interactive digital maps. Analysts can filter the maps to evaluate market conditions by location. This includes looking at race and ethnicity, income, and other factors to understand how circumstances vary from place to place.\r\n\r\nThrough this type of visual and location-based analysis, Ginnie Mae teams work with lenders and other partners to identify communities that align well with their goal of increasing homeownership.\r\n\r\n\u201cGIS is helping Ginnie Mae connect data in new ways, reveal hidden patterns, and answer questions that previously were impossible to answer,\u201d Marcus said. \u201cIt\u2019s an exciting time to be working here.
