In Urban, buildings consist of space-use types. A space-use type describes the usage of space within a building. In this blog post I will show you how you can use residential space-use types to evaluate the density of dwelling units as you consider updates to zoning codes.<\/p>\n<p>A dwelling unit can be defined as a building or part of a building that is home to an individual household. While a single-family house is considered one dwelling unit, a multi-family building contains multiple dwelling units.<\/p>\n<p>By following the steps outlined ahead, you will learn how to:<\/p>\n<ul>\n<li>Create a residential space-use type<\/li>\n<li>Develop a neighborhood with single-family houses<\/li>\n<li>Use and report on dwelling units in multi-family buildings<\/li>\n<\/ul>\n<p>If you need access to ArcGIS Urban, you can <a href=\"https:\/\/www.esri.com\/en-us\/arcgis\/products\/arcgis-urban\/trial\">try Urban free for 21-days<\/a>.<\/p>\n<h1>Create a residential space-use type<\/h1>\n<p>A residential space-use type is the cornerstone for working with dwelling units. Let me show you how you can create such a space-use type:<\/p>\n<ol>\n<li>Create a new plan in your Urban Model.<\/li>\n<li>Click the name of the plan and select <strong>Configure plan<\/strong> to open the settings.<\/li>\n<li>Click the <strong>Types<\/strong> tab and select <strong>Space use types<\/strong>.<\/li>\n<li>Click <strong>Add<\/strong> at the upper right part of the screen and select <strong>Single item<\/strong> in the drop-down.<br \/>\nThis opens the dialog to add a new space-use type.<\/li>\n<li>Provide a label, description and color. You can keep the default values for the net area factor and the floor height in this example.<\/li>\n<li>Check the <strong>Residential<\/strong> checkbox in the <strong>Special types<\/strong> This defines the space-use type as residential.<\/li>\n<li>Set the <strong>Gross floor area per dwelling unit<\/strong> which defines the total size of a dwelling unit from wall to wall including corridors, storage rooms, etc. In my example below I used 247 m<sup>2<\/sup> (approx. 2660 sqft).<\/li>\n<li>Click <strong>OK <\/strong>to save the space-use type. Are you eager to learn how Urban enables you to make changes to zoning and test different development scenarios for a new single-family neighborhood? Then read on.<\/p>\n<h2>Create a dwelling unit building type<\/h2>\n<p>First, we have to create a dwelling unit building type that represents our single-family building. The dwelling unit building type allows you to build multiple single-family houses across a larger area.<\/p>\n<ol>\n<li>Click the name of the plan and select <strong>Configure plan<\/strong> to open the settings.<\/li>\n<li>Click the <strong>Types<\/strong> tab and select <strong>Building types<\/strong>.<\/li>\n<li>Click <strong>Add<\/strong> at the upper right part of the screen and select <strong>Single item<\/strong> in the drop-down.<br \/>\nThis opens up the dialog to add a new building type.<\/li>\n<li>Provide a name for the building type, for example \u201cSingle-Family 2 Story\u201d.<\/li>\n<li>Select the <strong>Dwelling units<\/strong> building type.<\/li>\n<li>Click the <strong>plus button<\/strong> in the dwelling units configuration on the left side.<\/li>\n<li>In the <strong>Space use type<\/strong> drop-down list, select the residential space-use type that we created in the first section of this blog.<\/li>\n<li>Set the number of floors to \u201c2 \u2013 2\u201d to make sure that the buildings always have exactly 2 floors. This also adjusts the <strong>Minimum floor area<\/strong> accordingly as shown in the dialog.<\/li>\n<li>Set the <strong>Dwelling units density<\/strong> according to the zoning regulations or your design idea. A higher density will place more units on your lot by building them closer together. In my example I used 10 units\/ha (approx. 4 units\/acre).<\/li>\n<li>Set the <strong>Minimum distance between units<\/strong> according to the zoning regulations or your design idea. In my example I used 10 m (approx. 33 ft). If you set the distance to 0, the buildings will be built attached to each other. Else, the buildings will be distributed evenly.<\/li>\n<li>Click <strong>OK <\/strong>to save the building type. dwelling units in multi-family buildings<\/h1>\n<p>The use of residential space-use types to work with dwelling units is not restricted to single-family houses. In Urban, you can also work with dwelling units in the context of multi-family buildings.<\/p>\n<p>In this case, the floor area per dwelling unit does not drive the design of the building. Instead, setting the size of individual dwelling units allows you to report on the number of built units and to validate this against the zoning regulations in your city.<\/p>\n<p>In this section we will plan a mixed use area with multi-family buildings. Since the city\u2019s zoning code restricts the allowed number of dwelling units, we need to make sure that our design does not violate this limit.<\/p>\n<h2>Create and assign a zoning type<\/h2>\n<p>We need to make sure that the city\u2019s zoning restriction on dwelling units is implemented in Urban. Let\u2019s start by creating a zoning type:<\/p>\n<ol>\n<li>Click the name of the plan and select <strong>Configure plan<\/strong> to open the settings.<\/li>\n<li>Click the <strong>Types<\/strong> tab and select <strong>Zoning types<\/strong>.<\/li>\n<li>Click <strong>Add<\/strong> at the upper right part of the screen and select <strong>Single item<\/strong> in the drop-down.<br \/>\nThis opens up the dialog to add a new zoning type.<\/li>\n<li>Provide at least a label and description for your zoning type. In my example, I used \u201cMFR\u201d as a label and \u201cMulti Family Residential\u201d as a description.<\/li>\n<li>Set the <strong>Maximum dwelling units density<\/strong> according to your city\u2019s zoning regulation. In my example I used 100 units\/ha (approx. 40 units\/acre). In this example, you can keep the default values for all other settings.<\/li>\n<li>Click <strong>OK <\/strong>to save the zoning type.
