Overview


Interact with customers from all over the world—from every industry and level of government. Your role is essential to the procurement and sales process, as you will capture a deal’s nuances in order to meet Esri’s business needs and sales goals. You will exercise your negotiation skills to build relationships, mitigate risk, and protect Esri’s intellectual property. As a self-starter, you will seek to effectively prioritize assignments and issues to drive resolution, growth, and process improvement. You will work with a team of highly skilled contracts negotiators and attorneys to support the customer focused Esri philosophy and promote the adoption of ArcGIS.

Responsibilities


  • Negotiate and draft commercial real property leases, amendments, renewals, and extensions of high complexity, including non-standard leases in foreign countries
  • Negotiate lease rates, build outs, tenant improvement allowances, and other financial terms
  • Develop strong subject matter expertise in leasing and in-depth knowledge of lease issues
  • Interpret and prepare lease abstracts of key financial, business and legal provisions from lease agreements
  • Facilitate resolution of tenant issues by reviewing and analyzing existing leases and advise property management and accounting teams on potential solutions based on the rights and obligations of all relevant parties
  • Work with in-house/outside counsel, brokers, landlords and property managers
  • Promptly and timely identify and act on critical dates to ensure notices relative to renewals, terminations and/or options are in compliance and financial exposure is minimized
  • Work with the accounting team to audit, reconcile and forecast rents, operating expenses, common area maintenance expenses, utilities, charge backs and real estate taxes
  • Handle inquiries regarding lease interpretation
  • Track information in the database

Requirements


  • 7+ years of experience in commercial leasing
  • Superior negotiation and drafting skills
  • Proven ability to handle business and financial terms of leases
  • Ability to anticipate lease issues and resolve them independently
  • Excellent problem resolution skills
  • Use independent judgment and seek assistance when and where needed
  • Self-directed and highly motivated
  • Excellent written and verbal communication skills
  • Exceptional organizational skills including the ability to prioritize and manage multiple tasks
  • Team player with ability to interact effectively within all levels of Esri
  • Microsoft Office and computer skills
  • Bachelor’s degree
