This site, this market, this use, this moment will produce a return. The whole job of raising capital is convincing a lender or an equity partner that the claim holds. For decades the instrument for making that case has been the pitch deck: a fixed sequence of slides, or a hundred-page PDF, that presents the developer&#8217;s selected evidence in the developer&#8217;s preferred order.<\/p>\n\n<p class=\"wp-block-paragraph\"><em>A deck asks the capital provider to accept a conclusion. It gives them no way to test it.<\/em><\/p>\n\n<p class=\"wp-block-paragraph\">That gap is the whole problem. Real estate is geographic. Real estate is fundamentally a place. Demographics change across neighborhoods. Infrastructure pipelines create value years before it shows up in a comp set. Supply and demand shift block by block. A static document freezes a subject that will not hold still, and the moment it leaves the developer&#8217;s hands it begins going stale. The company&#8217;s premise is that every business decision is a location decision, and that the most valuable real estate analytics live where AI, GIS, and CRE meet.<\/p>\n\n<p class=\"wp-block-paragraph\">Its instrument of choice is ArcGIS StoryMaps. StoryMaps was built to combine authoritative maps with text, data visualization, and multimedia into a single interactive narrative about a place. The commercial real estate capital markets are, at their core, an argument about places. The fit was there the whole time. Locaition Matters is the firm that acted on it.<\/p>\n\n<p class=\"wp-block-paragraph\">The product they create for a client is a different object than a pitch deck. It is spatially grounded, navigable, updatable, and delivered through one secure shared link. It presents the data and lets the reader interrogate it. The market case was strong on its own. More than 10,000 Americans turn 65 every day, and supply has not kept pace with that wave, least of all in high-growth Sun Belt markets like North Texas. David Hicks knew the ground: more than 40 years in the business, over $2 billion in development, active in Allen since the mid-1990s, with a hand in the 2,600-acre master-planned community where Twin Creeks sits.<\/p>\n\n<p class=\"wp-block-paragraph\">Knowing the opportunity and communicating it to capital providers who see hundreds of pitches a year are two different problems. Locaition Matters built a StoryMap that mapped the entire thesis: why Allen is the right market, how the project benchmarks against comparable developments, what amenities and healthcare access support demand at that specific site, and where the gaps in regional supply line up against demographic demand.<\/p>\n\n<p class=\"wp-block-paragraph\">Then the lenders responded in language no pitch deck earns. One told the team they had already done much of the underwriting work. Another described a platform they could dig into on their own schedule. A third put it plainly: &#8220;You have done our homework for us.&#8221;<\/p>\n\n<p class=\"wp-block-paragraph\">The developer had absorbed the capital provider&#8217;s due diligence into the artifact itself. The StoryMap stopped being a presentation and became a capital markets instrument. An environment where the analysis and the story sat in one place and reduced the friction of underwriting rather than adding to it. Twin Creeks raised $64 million in a competitive market, drew multiple term sheets, and shortened the time to term sheet issuance because the clarity of the presentation left less to chase down.<\/p>\n\n<h2 class=\"wp-block-heading\" id=\"h-a-different-definition-of-speed\"><strong>A Different Definition of Speed<\/strong><\/h2>\n\n<p class=\"wp-block-paragraph\">The industry treats speed as a function of how fast a deck gets built and sent. Locaition Matters demonstrated a different one.<\/p>\n\n<p class=\"wp-block-paragraph\">A StoryMap built on ArcGIS Online updates in real time. As a project hits milestones and market conditions move, the narrative reflects those changes automatically for anyone holding the link. A lender who receives that link at the first pitch opens the same URL six months later and sees current status, current market data, and how far construction has come, with no revised deck and no new meeting required. The one-time presentation becomes a standing channel of communication. <em>The document stays alive for the length of the development, and every stakeholder works from the same version of the truth.<\/em><\/p>\n\n<p class=\"wp-block-paragraph\">That restructures the developer-investor relationship. It removes the recurring tax of rebuilding and reissuing the story every time the facts move.<\/p>\n\n<h2 class=\"wp-block-heading\" id=\"h-where-this-goes-conversational-gis\"><strong>Where This Goes: Conversational GIS<\/strong><\/h2>\n\n<p class=\"wp-block-paragraph\">Twin Creeks is one expression of a larger idea Locaition Matters is building toward. The company is pairing ArcGIS with AI in a spatial platform called Curated, designed to turn a location question into a sourced, confidence-scored answer. The aim would be to put these capabilities in the hands of any practitioner, whether they run a large GIS team or none at all.<\/p>\n\n<p class=\"wp-block-paragraph\">The clearest picture of where this is headed is the Curated widget for ArcGIS Experience Builder. A developer can ask, in plain English, which census tracts within a ten-minute drive time hold the highest concentration of adults aged 55 to 75 earning above $80,000, and get back a mapped, filterable, sourced answer they can verify. The natural-language layer sits on top of real spatial analytics rather than standing in for it. That is the difference between an AI wrapper and an AI-native tool built on a foundation that can carry the question.<\/p>\n\n<p class=\"wp-block-paragraph\">As Hicks, who is also a co-founder of Locaition Matters, put it: the technology alone will not drive the data. It takes asking the right questions and building the story around the answers.<\/p>\n\n<h2 class=\"wp-block-heading\" id=\"h-what-this-says-about-the-broader-cre-market\"><strong>What This Says About the Broader CRE Market<\/strong><\/h2>\n\n<p class=\"wp-block-paragraph\">There is a throughline connecting this to the first company in this series. RiseSpot reached its conclusion from the acquisition side, scoring geography before screening deals. Two firms, two corners of the market, one shared realization: the decisions that move real estate are spatial, and the tools that treat them that way produce outcomes the old tools could not reach.<\/p>\n\n<p class=\"wp-block-paragraph\">The pitch deck is not disappearing next quarter. Twin Creeks shows the ceiling it always carried, and what opens up once that ceiling is gone.
