Innes Land Strategies Group, Inc. is a planning, design, and technology firm specializing in the social, economic, and environmental health of communities. Founder Emily Keys Innes leads Innes LSG. The team works with both municipal governments and private entities across New England and Europe.  The team's expertise lies in modernizing complex land use regulations through Form-Based Codes, design guidelines, and community-wide rezoning. The group is distinguished by its integration of advanced spatial analysis and proprietary GIS tools. Recently completed projects include developing a fully customizable web-based Property Tracking Tool, which helps municipalities identify properties before they become problems by integrating multiple data streams. In Massachusetts, current projects include the Demonstration Project and Urban Revitalization Plan for Watertown Square in Watertown; corridor studies in Westford for missing-middle housing; and zoning updates in Medford to enhance transit-oriented development and climate resilience. Innes LSG assisted the City of Brockton with a four-neighborhood Form-Based Code that is likely to be adopted in spring 2026. Beyond technical reports, the firm is known for facilitating deep community engagement through workshops and focus groups to ensure planning decisions reflect diverse local needs. Innes LSG is certified as a Woman-Owned Business Enterprise (WBE) in Massachusetts and is based in Newburyport.
